In our latest NAPSA Member Spotlight, we spoke to Mark Smith, Founder and Director of Midlands based Generate Property Packaging to hear how he transferred his skills and knowledge to set up his sourcing company and how he is looking to help investors.

About Mark & Generate Property Packaging

Mark is a carpenter by trade with over 40 years experience, having gained great knowledge through working in a variety of environments, from new builds to refurbs, damp proofing, window installation plus many more.

Marks knowledge and experience will help to build his reputation, which in turn helps investors realise the strategies they want to use and the tools needed to achieve their goals.

Once due diligence has been carried out, Mark looks for a property that is aligned to the investor’s requirements.

Mark can do viewings with the investor, or hold a remote call about the property, or make a video recording, where, using his experience and knowledge provides feedback about the property, which isn’t always covered in the property brochure details.

Why did you want to become a sourcer?

Being a carpenter by trade and having worked across all construction areas, from new builds, council refurbs, to shop fits, this experience will help me to advise an investor on the condition of properties, provide estimates for works to be carried out and to facilitate remote video viewings or accompanied site visits.

What would you like to see from the sourcing sector?

Property training companies to be more realistic on the time it takes to earn an income and the amount of earnings per month when starting out in the property sector. It would be better if more was taught on what full compliance looks like, what all of the regulations and legislation that have to be met are and the true cost of setting up a sourcing company.

Any advice you’d give to people thinking of going into sourcing?

Focus on building your network and cultivating a close relationship with a mentor. This combination of networking and mentorship can provide invaluable guidance and support as you navigate the property sourcing landscape.
