In our next NAPSA Member Spotlight, we ask Mark Irving, Founder and Director of West Midlands property sourcing business MEAR Properties about why he got into this sector and what advice he would give to others thinking of joining.

About Mark & MEAR Properties

Mark originated in sales and marketing across various sectors including corporate, rewards and construction, but after 30 years, in 2019, Mark made the decision to start MEAR Properties.

The goal was build a plan for his retirement and a legacy business for his children. Moving on to present day and MEAR Properties has built their own portfolio and established a position in property sourcing and renovation, across South and East Birmingham.

Why did you want to become a sourcer?

Like others, we wanted to build our own portfolio, but funds were a challenge. Becoming a property sourcer allowed us to leverage our relationship skills to create opportunity, cashflow and assets.


What would you like to see from the sourcing sector?

There is a stigmatism that all sourcers have “No Idea” what they are doing and that they over charge for a poor service. The industry needs greater accountability to improve credibility and a qualification that must be attained before you are allowed to operate. Most believe that compliance is purchased rather than earned.


What was your favourite sourced deal?

A Block of Flats that delivered a 5-figure fee, but more importantly it was for an investor that we have been working with for 2 years who was patient and supportive until we found their golden egg.


Why did you join NAPSA?

Being a member of NAPSA shows commitment to standards and builds credibility and professionalism that cannot be bought. If you want to be the best, you must work and associate yourself with the best!!

Any advice you’d give to people thinking of going into sourcing?

100% do it, but listen to those that have walked the path before you. There are easy ways and hard ways to do everything. If you try to take the easy ways ‘Short Cuts’ you will only achieve hard outcomes. If you take the advice and follow the harder methods, you will achieve the easier and more beneficial results. Nothing is for free…
