Professional Approach: Should Your Client Be Investing in Property?

Have you ever worked with new investors? Have you thought about taking a different approach at the start, and checking that firstly the cash they have to invest is best being spent on property?


It sounds counter productive for business development, as after all it's the investor's cash and they can choose to spend it how they wish - you can still get the fee and be on your way.


However, if the aim is to build longer-term relationships with your investors so you can help guide them towards their overall goal, plus help to get referrals to other investors, surely it's better to build that ultimate trust at the start?




Is Property Really Right For The Investor?

How often will an investor be asked, "is property really the best route of investment? Have you considered talking to a financial advisor first?"


This of course is not something you can advise on - sourcing agents are not FCA regulated - however you can send them to an independent wealth/financial adviser in your local area.


It may be that property is right for them, however the way they structure their finances to suit their overall goals (trusts for children, planning retirement etc.) requires more strategy when investing. Only an independent wealth/financial advisor can guide them on this, but once they are aware they can share the plan with you, so you can tailor deals to adapt to that new goal.


Build Ultimate Trust

By asking the question and pointing your investor to an independent wealth/finance advisor, they could come back to you with more trust than they will with many other sourcing agents.


Even if they are advised that property isn't the right route, they could well refer you to someone who has cash to invest and property is right for - this has happened to our CEO previously!


You will be taking a professional approach that is rarely seen in the sector and any investor will remember you for it; as you've shown you are interested in developing a positive and successful relationship on both sides, and not just after your initial sourcing fee.


This won't work for all investors - especially those already well involved in property. However, it's worth considering for those completely or relatively new to property investing. They could well just thank you for pointing them in the right direction!
