What experience do we have with North East investments?
As Director, I have been investing in County Durham since 2002 and have built a portfolio exceeding 30 buy-to-let properties across County Durham. Alongside my letting agent, we currently manage over 250 tenancies and have operated since 2006. Thus, we possess extensive knowledge of the postcodes and areas in which we work, often partnering with buyers on tenancy management, becoming part of their long-term property strategy.
Why are ethics so important to us, and what makes us stand out?
As a long-term letting agent, we have witnessed many investors suffer due to poor advice from other agents. Therefore, it is vital to us that investors are fully informed and educated before investing with us. Transparency is key: for example, all our advertisements include a full inspection report—electronically date- and timestamped—so that investors can view every room, inside and out, with hundreds of pictures and videos. Our model is built on transparency, so investors can trust their decisions.
What are your fees? Point out if the fee is different for say a BTL to an HMO etc.
Our sourcing fee for a single let is typically £2,500. For HMOs or other opportunities, the fee is calculated on a property-by-property basis. However, all fee structures and payment terms are clearly displayed within any advertisement or proposal we provide, ensuring you have absolute clarity on the investment and fees before you consider any opportunity.
When is the sourcing fee taken?
After your offer is accepted, £60 of the total fee is paid to our partners at Lifetime Legal. They undertake the legally required anti-money laundering checks and collect proof and source of funds evidence from you as buyer.
This fee is non-refundable but is part of our total fee.
The balance of our sourcing fee, minus the already paid £60, is payable only upon successful completion and will be arranged via your solicitor.
How does an investor or client reserve a deal?
Once an investor has reviewed the full details of a property, including our comprehensive inspection report, they may reserve the deal by confirming their intent to proceed and paying a AML fee of £60. This secures the property and removes it from the market. Thereafter, we guide the investor through the full acquisition process, liaising with all relevant parties to ensure a smooth and efficient transaction from reservation through to completion.
