I've lived in Bristol for 40 years and know the city well. After being 'burned' with property in the early 'naughties' (where many lessons were learned the hard, expensive way) we have now 'got back into property', and over the past 4-5 years, have been trained by the best in the business (Simon Zutshi's Mastermind Programme, Rob Moore’s Progressive Properties, and Tina Walsh’s "NAPSA).

I’ve worked in the IT world for 35 years and have combined my business and systems talents and experience with Property Sourcing. I LOVE data and finding deals for myself. Since I invest where I live, I can look for properties for you as well. I'll be your boots on the ground in Bristol. As investors ourselves, for the next couple of years we are focusing our attention to becoming a (mostly) 'hands-free' Serviced Accommodation (SA) operator. We're creating generational wealth for our family using SAs as a vehicle to do that. We have an eye on future proofing our own portfolio and think about exit strategies and pivoting to other property strategies for when things change. Protect the downside, grow the upside.

At this time, we do not offer a sourcing service for Rent-to-SA (R2SA), or Rent-to-Rent (R2R), or Rent-to-Buy (R2Buy) or other ‘intermediary’ strategies.
Acquisition strategies we do provide include: Assisted Sales, Purchase (Purchase outright or mortgage), and Purchases Lease Options. We can also assist with more complicated Portfolio acquisition using these various strategies.
Your strategies and methods as an Investor are of paramount importance to us as we 'source to order'. Do you charge a registration fee?
Yes. £350.00. Non-refundable, to cover the costs of performing Client Due Diligence on you and your business.
Do you charge a deal reservation fee?
No. We get paid on EXCHANGE OF CONTRACTS when your purchase goes ahead as part of the disbursements.
What services do you offer?
We can find, view, secure, and negotiate purchase price on properties for purchase in Bristol which match your own bespoke requirements. Through the NAPSA partnership with SPV, we can also do a preliminary viability check on mortgage options on candidate properties too.
What Investment strategies do you offer?
We have a Serviced Accommodation specialism - with outright purchase, or purchase lease option (PLO) acquisition strategies.
What’s your Sourcing fee for finding a property?
Typically, its 3% of the purchase price (purchase prices are banded), with a minimum of £3,500 per property (in addition to the Registration fee of £350).
Can you source R2RSA / R2SA properties for me?
Not at this time. Property ownership is our focus, rather than sourcing for ‘a middle man’ in an R2SA arrangement between Property Landlord and SA Guests.
