Overview
JHL Homes Ltd is an ethical property deal sourcing company based in the Yorkshire Wolds, including off-market opportunities for investors across East and North Yorkshire, in and around Hull, York, Bridlington, Driffield and Scarborough.
The company is led by founder and director Linda Mulholland, who brings many years of experience in the highly regulated medical devices industry. That background shapes everything we do: careful due diligence, clear paperwork and doing things properly. We know a sourcing business is only as good as its reputation, so we focus on building long-term relationships with investors who come back to us.
We find properties before they reach the open market, through direct contact with sellers, landlords and our local network. Our opportunities cover a range of strategies:
- Buy-to-let, including multi-unit blocks
- Buy, refurbish, refinance (BRR)
- Title splits
- HMO conversions
- Serviced accommodation and rent-to-rent
- Commercial properties and commercial-to-residential conversions
- Development projects, including sites with planning permission
- Social housing
We believe a good deal should be fair to everyone involved. We never pressure sellers, and where a seller is in difficult circumstances we make sure they understand all of their options before agreeing anything. We are honest with investors about the risks as well as the potential of every opportunity.
Care is at the heart of everything we do.
FAQs
What are your fees, and when do I pay them?
There is a one-off registration fee of £350, which covers setting you up as a client and carrying out the identity and anti-money laundering checks. Our sourcing fee varies depending on the type of deal. Exact fees are shown in the investment pack for each property, so you know the cost upfront. The sourcing fee is paid through solicitors at exchange of contracts.
Why should I use a sourcer rather than find deals myself?
Finding a good property deal takes time, local knowledge and contacts. We do the searching, viewing, negotiating and number-crunching, so you only see opportunities that have already been checked and that match what you are looking for. That leaves you free to focus on funding, managing and growing your portfolio.
What do you need from me to get started?
We will ask you to complete a short registration form, provide ID and proof of address, and show proof of funds for your intended purchase. We also need to know your goals: your budget, preferred strategy, target areas and whether you are buying with cash or finance. The clearer your brief, the better we can match you with the right deals.
How do you check your deals, and can I rely on the figures?
Every property is backed by a written agreement with the seller. Our investment packs show the asking price, estimated works, rental and resale figures, and the assumptions behind them. These figures are estimates, not guarantees, so we always encourage you to carry out your own due diligence and take independent legal and financial advice before committing. We are not financial advisers, and we will never pressure you into a decision.
What protection do I have when working with you?
We are a NAPSA member, supervised by HMRC for anti-money laundering, registered with The Property Ombudsman and the ICO and hold professional indemnity insurance. All your personal data is stored securely and handled in line with data protection laws.
