Getting the Right Finance Route

A deal that stacks isn't the same as a deal that funds.

Price versus true value. A below-market-value purchase is only useful if a valuer agrees. Lenders lend against valuation, not against the discount you negotiated.

Condition decides the route. No kitchen, structural issues, a short lease. Any of these can make a property unmortgageable, which means bridging or refurbishment finance, a different timeline and a different cost base for your client.

The exit is the deal. Every short-term facility needs a way out: refinance, sale, or a term product waiting at the end. No credible exit isn't a deal, it's a liability.

Timeline is a constraint, not a detail. If the route needs eight weeks and the vendor needs four, you don't have a deal.


For investors, the same logic runs the other way. Bridging costs more than a term mortgage, but it buys speed and access to stock other buyers can't touch. Structure matters as much as product, and preparation is leverage. Lenders respond to clarity.

Before you send

Detail about the deal helps us give you a useful first view. You don't need financial documents or ID at this stage; the more you can tell us about the opportunity, the faster we can come back with a route.

  • The property. Location and property type, the tenure, and the current condition.

  • The numbers. Purchase price and estimated market value, any refurbishment budget, expected end value or GDV where relevant

  • The plan. What you're aiming to do (hold, refurbish and refinance, flip, or develop), your intended exit, and any deadline

  • The context. Whether you're enquiring for yourself or a client, and any known risks such as a short lease, planning constraints or a title issue.

Don't worry if you don't have all of this. A location, a price and a sentence about what you're trying to do is enough to start. If a deal later progresses to a formal application, we'll tell you exactly what a lender needs at that stage.

Common Questions

Does it cost anything to make an enquiry?

No. The initial review and conversation are free. If you proceed to an application, Finanze charge a fee for loan research and processing — a minimum of 1% of gross loan value for standard transactions and 1.5% for specialist transactions. The exact amount is always confirmed before you choose to proceed. Finanze are a credit broker, not a lender, and are typically also paid commission by the lender after completion.

Can I enquire on behalf of a client?

Yes. Finanze work with sourcers and introducers regularly and are happy to deal with you, your client, or both. Just tell them how you'd like it handled.

What if I don't have all the deal information yet?

Send what you have. A location, a price and a sentence about the opportunity is enough for a useful first view.

How quickly will I hear back?

You will hear back from the Finanze team within one working day from submitting the form.

What if the deal isn't financeable?

They'll tell you, and explain why. Often there's a different route that does work — a different structure, lender or timeline. Sometimes there isn't, and knowing that early is worth having.

Do I need to be a NAPSA member?

No. Anyone can complete the form. Accredited NAPSA Members, however get priority review.

Is NAPSA giving me financial advice?

No. NAPSA doesn't provide financial advice or recommend lenders. Finanze Property is an independent, FCA regulated brokerage and any advice comes from them directly.

What happens to mine and my client's data?

Please refer to NAPSA's Privacy policy. Once you complete the form, your details will be shared with the Finanze team so that they can review with you.

Will a Lender Actually Fund It?

A deal can look strong and still be undeliverable. The questions that decide whether an opportunity is financeable, before you waste three months finding out it isn't.

Every Deal Has a Route.

Most Sourcers Only Know Two

Bridging, bridge-to-let, refurb, title split, lease extension, development. The right route depends on the asset, the timeline and the exit, not the transaction.

Referral Fees and Transparency

When a deal introduced through NAPSA directly or the NAPSA platform completes with Finanze Property, NAPSA receives the following fees:

50% of any lender commission, and;
50% of any broker fee.

These fees will be paid to NAPSA following the completion of the mortgage or other transaction, within 3 working days of all payments being received by Finanze and matched by Finanze from the lender, client or provider.

The fee that NAPSA receives in no way affects the finance applied for, nor the fees charged to any client of Finanze. NAPSA only receives a share of the standard fee that is charged as a matter of course by Finanze.

As a not-for-profit association, every pound of income we generate outside of membership is tracked and reinvested for the benefit of our members. We publish these referral fees and show where the funding has been directed back into the organisation.

Nothing is hidden, and no individual member profits from an introduction. The benefit returns to the membership as a whole.

We are a credit broker and not a lender, with access to an unrestricted number of lenders. Whichever lender we introduce you to, we will typically be paid commission from them after completion.
