Behind the Deal: Tina Walsh Reveals the 10 Biggest Investor Traps at the Property Investor Show
Date: Saturday 18th April 2026 | Time: 12:35pm | Room 4 | ExCeL, London | Free to attend
If you've ever worked with a sourcing or deal packaging agent, or you're planning to, there are things you need to know before you hand over a single penny. And there's no one better placed to tell you than Tina Walsh.
NAPSA's founder and CEO will be taking to the stage at this year's Property Investor Show at ExCeL, London, on Saturday 18th April 2026, for a presentation that could quite literally save you money.
Titled Behind the Deal: Avoid the 10 Biggest Investor Traps Used By Sourcing Agents, this is a frank, no-nonsense session that pulls back the curtain on the practices — both deliberate and accidental — that regularly catch investors out.
What This Presentation Covers
The sourcing and deal packaging sector can be a brilliant resource for investors. But it can also be a minefield if you don't know what to look for.
In this 40-minute session, Tina will walk you through the 10 most common traps that property investors fall into when working with sourcing agents and deal packagers. These aren't obscure edge cases, they're the pitfalls that come up time and again, often costing investors significant sums of money that they never recover.
You'll leave with a clear understanding of:
The warning signs to watch for before entering any agreement
What sourcing agents are and aren't allowed to do — and what happens when they cross the line
The risks agents run when they're not operating correctly, including the fines they could face
How to ask the right questions and carry out the right checks to protect yourself
Whether you're new to working with sourcing agents or you consider yourself experienced, Tina's message is simple: the traps are more common than you think, and most of them are entirely avoidable.
About Tina Walsh
Tina isn't just talking theory. With over 20 years of experience in property investment, including personally building a portfolio and running a successful sourcing business, she's seen the sector from every angle.
As the author of the Code of Practice for the sourcing sector, accepted and followed by both government-approved redress schemes, Tina has a unique and authoritative understanding of where the lines are drawn.
She maintains regular direct contact with NTSEAT and HMRC's AML Team, keeping herself, and by extension, NAPSA's members and the investors they serve — well ahead of regulatory developments.
Put simply, when it comes to knowing how the sourcing sector should operate, Tina is the right person to listen to.
