There's no fast-track story here. Andrew Marshall spent two decades letting and investing in the North East before AMRP Buy To Let Advisory Services (trading as Invest With AMRP) became a NAPSA-accredited property sourcing agent, and that order matters. AMRP didn't have to reshape itself to meet NAPSA's standards. It already operated to them.
Two decades in the North East, not a shortcut story
Andrew bought his first property in County Durham in 2002, a £16,000 ex-council house, funded by a loan taken out while he was still working towards his accountancy qualification. It's a modest start by design, and it was a first step that's grown into a personal portfolio of more than 30 buy-to-let properties.
Alongside his own investing, he's run a letting agency since 2006, now managing over 250 tenancies across the region. That combination of landlord, investor and letting agent is what shapes how AMRP sources deals today.
What landlord-to-landlord, tenant-in-situ sourcing actually means
AMRP's model is specific: connecting landlords who want to sell with landlords and investors looking for compliant, ready-to-go investment property, often off-market, and with the existing tenant remaining in place throughout the sale. For a seller, that means no void period and no disruption to an existing tenancy. For a buyer, it means a property with income continuing from day one, not a vacant unit to re-let from scratch.
Transparency runs through the process. Every opportunity comes with a full inspection report, timestamped, with hundreds of photos and video covering the property inside and out, so investors can assess a deal without needing to view in person first. Once an offer's accepted, a full legal pack goes straight to the conveyancers, keeping the transaction moving without unnecessary back-and-forth.
It's a model built for people who already understand the difference between a deal and a strategy. As Andrew puts it: are you collecting properties, or do you have a strategy?
Relationship-led, not transaction-led
AMRP's own description of itself is relationship-led rather than transaction-led, and that shows in what happens after a sale completes.
Support continues through lettings, compliance, refurbishment planning, rent optimisation and longer-term portfolio strategy, the areas where landlords most often get poor advice, in Andrew's experience, and where a letting agent's-eye view makes the most difference.
Covering the North East, properly
AMRP works across Darlington, Sunderland, Newcastle upon Tyne, County Durham, Teesside and Hartlepool, postcodes Andrew knows from managing tenancies in them for close to twenty years, not from a spreadsheet of "up-and-coming areas."
That local knowledge is a genuine differentiator for investors who haven't bought in the North East before and don't yet know which streets, which property types and which price points actually perform. This is the sort of service and expertise you'd expect from a professional property business.
NAPSA-accredited, and why that fits
AMRP is a NAPSA-accredited business. It's worth being straightforward about what that does and doesn't mean: this isn't a business that transformed itself to pass an accreditation process. HMRC AML certification, ICO registration, insurance and redress scheme membership, and that timestamped inspection-report process, were already part of how AMRP worked.
NAPSA accreditation is a public confirmation of standards Andrew and his team already held, which is precisely the kind of member testimony NAPSA looks to platform.

Frequently asked questions
What does "landlord-to-landlord" property sourcing mean?
It's a model where a sourcing agent connects a landlord who wants to sell with another landlord or investor looking to buy, often off-market, and often with the existing tenant remaining in the property throughout the sale, rather than the property being sold with vacant possession.
What is a tenant-in-situ sale, and why would a landlord choose one?
A tenant-in-situ sale means the tenant stays in the property through the change of ownership. Sellers avoid a void period and the cost of re-letting; buyers get a property with rental income from completion, rather than an empty unit to market.
Is off-market property sourcing regulated in the UK?
Property sourcing agents must meet legal requirements including HMRC anti-money laundering (AML) registration, ICO registration, professional indemnity insurance and membership of a redress scheme - as well as having the processes and documents in place to meet national minimum compliance standards. NAPSA provides a compliance framework and accreditation process to help sourcers meet, and evidence, these standards.
Which areas does AMRP Buy To Let cover?
AMRP sources and manages property across Darlington, Sunderland, Newcastle upon Tyne, County Durham, Teesside and Hartlepool, drawing on close to two decades of letting-agency experience in the region.
